10 things to know when signing your first lease

 

When we turn 18, we usually think of it as a gateway to our most epic adult life, ever.  For some of us, that means heading straight to college, some of us headed straight to work, and many are doing both.  The most common dream that most 18-year-olds have?  We are ready to race out of our parents’ homes the day the clock strikes twelve on our birthdays! To kick off our life of (eventually quite frightening) adulting, one of the first orders of business is finding a place to live.  It’s difficult being an adult still living under your parents’ roofs, so what do you do? Find your own place and sign the lease!

Luckily, in Gainesville, there are plenty of housing options that would serve as awesome entries to adulthood.

Read your lease in full! – Be certain that you know the who, what, when, where and whys of your new home

Ask questions about your lease prior to signing – When is rent due? When is rent late? Can I paint my apartment? Are pets allowed? If so, do I have to pay an extra fee?

A lease is a legally binding contract – “Breaking” a lease is not something required by landlords unless there are special conditions clearly listed in your lease.

Is your lease a BTB or JSL? – BTB = By the bed, you are only responsible for your portion of the rent – Joint Severely Liable/Conventional = Joint Split Lease, all in the unit are responsible for rent

Are there fees to pay rent online? Are there late fees for rent?  When do those late fees begin?

Find out who to reach out to if you have maintenance issues or any other concerns. Is there a way to put in work orders online? Is there emergency maintenance?

Do you need a parking decal? When your friends visit, do they need to park in a visitors spot or need a decal?

How far is your new place from your campus or job? Is a free shuttle offered? Is a bus stop nearby?

When is your lease up? What steps should be taken upon move out to ensure that you receive your security deposit back in full?

Does your lease include utilities? Furniture? Rental Insurance? Pest Control?

 

 

Moving into your first place is a MAJOR step into adulting, but be sure that you are fully prepared for all that comes with your first apartment!  Your very first place will be something you remember forever, be sure to make it the best experience yet!

Best Thing about It? : We love that Flaco’s staff is so consistent! It’s amazing to walk into a restaurant and recognize the faces preparing your food, especially when they’re as friendly as this team.  You can walk out of this establishment having spent $10 and have a full, filling meal! Although they offer a number of yummy, homemade sauces (like Avocado Garlic, mmmm!), I promise you don’t need them! But they are definitely worth a taste and add a delicious kick to every meal!

AIG Insider Tip: Never leave without a “Sexy Pastry” as the team calls it, (because they whisper sweet nothings in your ears!) These sweet, flaky pastries are made fresh daily and kept on display and have proven to be a tasty end to any meal you choose.

Best Thing about It? : This place is a definite UF Swamp favorite and everyone in Gainesville knows it!  Proudly boasting a wide variety of pub favorites on their menu like: Fried Pickles & Banana Peppers, Poutine Fries and a diner-like menu, all menu items have proven to be delicious but the menu option that continues to bring in a packed crowd daily? Their wings! Fried to perfection and tossed in your choice from over 15 sauces, these wings will turn you into a believer overnight! And no need for your food to be lonely, because for those of legal drinking age can always pair their meal with a beer or spirit from the wide variety of drinks on draft and from the bar!

Best Thing about It? : The amazing variety is key at Pop-A-Top. Although many may take a look at the exterior of the building and assume that the bodega is simply a building to be passed over, it’s far beyond that.  Owned by the same culinary team at the legendary Gainesville restaurant across the road, The Top, Pop-A-Top offers a wide variety of delicious, fresh and healthy options throughout the day while its mother restaurant is closed for business.  With large, open coolers of local options, you can also grab a local IPA, fruit juice or even a fresh pastry from their display counter for under $3! While you’re there, grab a vintage gift or a Pop-A-Top branded tee or novelty item in the general store!

AIG Insider Tip: Great for a breakfast burrito or sandwich on the way to class, grab yours first thing in the AM because the swamp favorites get a little low by 11AM! But luckily, the Pop-A-Top team is great about restocking their lunch items so we can all enjoy a little taste of heaven on our lunch breaks.

 

 

Satchel’s

Best Thing about It? : The atmosphere! The owner, Satch who is 100% artist and 100% Pizza King, has adorned the interior and exterior of Satchel’s with some amazing art! One of the greatest details about this art walk of sorts? It’s created by Satchel himself! Looking around at the beautiful stained glass windows and featured art, you often forget that you’re enjoying a delicious slice of pizza and a beer vs. strolling in an exclusive museum. …Who are we kidding? You could never forget that you’re enjoying a pizza from Satchel’s, it’s definitely a treat to try! Take a seat in the dining area, in the VW Bus, or outside on the patio, grab a drink and pick your slice!

AIG Insider Tip: Bring cash!! Only cash is accepted at this quirky dive, but there is an ATM onsite with a $1.50 fee that goes to charity, so either way it’s a win for your pockets and the community.

 

Hogan’s Great Sandwiches

Best Thing about It? : The sandwiches! They really are great, the name truly says it all. The special touch to their sandwiches? With fresh baked bread and freshly sliced deli meat or chicken/tuna salads, each hoagie comes with a little Gainesville love that you can’t get anywhere else (except for its 2nd location).   Located in a “bomb shelter” decorated storefront, the waiting area may not be the fanciest, but it’s totally worth it. With sandwiches packed with freshly sliced meat and all of the veggies and condiments you can imagine, prices of $8 and below are mind blowing.  Pair your hoagie with a side of Potato or Chicken salad, or opt for a fresh salad vs. hoagie if you’re watching your carbs.  $10 at Hogan’s Great Sandwiches in Gainesville will guarantee you a freshly made hoagie, any time of the day and that’s always a delicious choice!

AIG Insider Tip: Bring cash!! An ATM is available for use if needed. Be prepared to wait about 10 minutes for your food at times, being a smaller establishment there are usually only 1-3 hoagie builders prepping orders at times.

Like Newberry Road and West Gainesville, Archer Road is a diverse place full of things to do and eat. Located close to campus, it is a student-centered environment surrounding Archer Road. According to us, here at Apartments in Gainesville, here is your guide to West Gainesville.

 

Places to Eat:

Because of its proximity to several large and popular student apartments, Archer Road is filled with all the favorites. From Taco Bell to Chick-fil-a and Olive Garden to Texas Roadhouse, you can get almost anything you would like in just a few minutes. Archer Road is a growing area with a lot of construction. Two sites growing at a rapid pace is Bulter Plaza and Celebration Pointe. Butler Plaza is the home of the new Wal-Mart Superstore and several restaurants including Olive Garden and Bahama Breeze. Celebration Pointe is the new home to Bass Pro Shop and is rumored for Celebration Pointe to include an IMAX theater once completed.

 

Attractions:

One of our favorite attractions along Archer Road is the Regal Cinema 14. The recently remodeled movie theater plays all the latest releases and offers plush recliner seating. Our tip? Use the Fandango app on your phone to pick your seat ahead of time. In addition, using your app gives you the option to skip the ticket line and get your bag of popcorn and drink quicker.

 

 

Places to Live:

Because of Archer Road’s proximity to campus, most housing is student housing. Some of the most popular student housing apartments are Lexington Crossing, Gainesville Place, The Enclave, The Polos, and Oxford Manor. All these communities are leased by the bed and include roommate matching! Lexington Crossing, Gainesville Place, The Enclave, and The Polos are all together behind Old Archer Road. Oxford Manor is located on Old Archer Road.  Apartment communities more geared toward graduates and professionals are Greenwich Green, Aspen Ridge, Spanish trace, The Laurels, and Hidden Village. These communities are all leased by the unit or entire apartment. Greenwich Green, Aspen Ridge, and The Laurels are all located off 34th street toward Williston Road, right off Archer Road. Attractions:

Some of the more famous attractions nearby include the Philips Center for the Performing Arts, the Harn Museum of Art, The Florida Museum of Natural History, and the Butterfly Rainforest. Pinetree Gardens and Colonial Oaks is a more laid-back community surrounded by serene greenery and offers easy bus access to campus and entertainment. The Gardens is located in the heart of southwest Gainesville, right behind Archer Road. Within walking distance to the local movie theater, its peaceful atmosphere is just what you need after a long day. Florida is best known for the tourist attractions it holds. While living in the place everyone vacations can be a pain, it also has many benefits. One of these benefits is annual passes and discounted tickets to some of the best attractions and theme parks in Florida. The question is which one will you choose? Here is a factual view of all the annual and seasonal pass options from Disney World, Busch Gardens, SeaWorld, and Universal Studios.

Walt Disney World-

 

Disney offers a variety of Annual Passes for Florida Residents to enjoy, each with varying discounts and benefits. The Water Parks after 2 pass offers one year of admission to Typhoon Lagoon and Blizzard Beach any day after 2:00 PM. Currently, these passes are $75 per person per year for ages 10 and up. Not a bad price when normal tickets start at $56 per person for one day.

If you are more of a parks person, there are six options for you to choose.  Each pass offers invitations to special events and festivals in the parks, free parking at the parks, and up to 20% off select dining and merchandise every day! The Epcot after 4 pass offers one year of admission to Epcot any day after 4:00 PM. It starts at $13.49 per month after a down payment and is a great choice for lovers of The World Showcase and everything Epcot. Disney’s Weekday Select pass offers admission for a year to all four Disney theme parks, Monday through Friday. Blackout dates do apply and are easily found using the My Disney Experience app, or online. This pass starts at $14.38 a month plus a down payment and is a great choice for Disney lovers who love the rides, but hate the weekend crowd at the parks. Disney’s Silver Pass is a great option for Disney fans who are interested in being able to go any time during the year except Christmas, Summer, and Spring Break. Blackout dates do apply and the pass starts at $27.69 per month after a down payment. ‘Gold’, ‘Platinum’, and ‘Platinum Plus’ passes include Disney PhotoPass downloads. The Gold pass has less blackout dates and the Platinum and Platinum Plus passes have no blackout dates. Platinum Plus passes also give you a year’s admission to both water parks, ESPN Wide World of Sports Complex, and Disney’s Oak Trail Golf Course. These passes start at $40.12 for Gold, $50.77 for Platinum, and $58.75 for Platinum Plus, per month, after a down payment.

Universal Orlando-

Universal Orlando offers four different pass options for both their three and two-park annual passes. The 2-park passes get you access to Universal Studios Florida and Universal’s Islands of Adventure. The 3-park pass includes Universal’s water park Volcano Bay. All passes allow you to jump from park to park, discounts on Blue Man Group Tickets, discounts on select theme park and special events tickets, and offer on-site hotel room discounts. The Seasonal passes for both the 2 and 3-park passes include blackout dates and start at $13 and $18 per month respectively. The Power Pass includes less blackout dates, 50% off parking, and admission to special events and concerts. It starts at $16 per month for the 2-park and $21 per month for the 3-park pass. The Preferred pass also includes no blackout dates except for Volcano Bay, offers early park admission on most days, offers free and discounted parking, and discounts on food, merchandise, and specialty items. This pass is $17 per month for the 2-park pass and $22 per month for the 3-park pass. The Premier Pass at Universal Orlando also includes no blackout dates to any park, offers Universal Express after 4 PM, offers Early Admission to Universal Studios Florida and Universal’s Island of Adventure parks, Valet and Prime self-parking after your first visit, one free Halloween Horror Nights Ticket, and free CityWalk Club Access. This pass is $24 per month for the 2-park pass and $31 per month for the 3-park pass.

Busch Gardens & SeaWorld-

 

Busch Gardens offers two annual passes for its parks. Their Annual pass offers unlimited admission to Busch Gardens Tampa Bay with no blackout dates, free general parking, and exclusive rewards and discounts on dining and shopping! This pass is $14 per month. Busch Gardens also offers a pass to its water park Adventure Island! This pass offers unlimited admission to both Busch Gardens and Adventure Island for $16 per month. It has no blackout dates, free general parking, and exclusive rewards and discounts on dining and shopping! Both passes offer savings on single-day guest tickets and tickets to Busch Gardens’ annual Howl-O-Scream event! SeaWorld also offers two unique annual pass options for their parks. The SeaWorld Annual pass offers unlimited admission to SeaWorld Orlando with no blackout dates, free general parking, and rewards and discounts on dining and shopping.      Museum Walk is a two and three bedroom apartment community on 19th Avenue, located less than 10 minutes from the Florida Museum of Natural History. Although its charm and courtyards make this a great community, here are our favorite reasons to love Museum Walk.

     Looking for a new apartment but do not have time to make an appointment for a tour? This tool is perfect for you. Museum Walk has a link on their website to tour their Uffizi and Smithsonian floor plans online. Here you can look around the apartment and see if it is a great fit for you. This feature is especially helpful if you are looking for an apartment in Gainesville and live out of town.

4. All-Inclusive Living

     What does this mean? Each lease agreement includes rental of a bedroom in each apartment that is fully furnished with full size bed, desk and chair, dresser and nightstand. The living/common area that is shared by other bedrooms in the apartment includes a sofa, accent chair, coffee table, 50” flat screen TV (in select units), dining table and chairs. Museum Walk provides all appliances as well. Cable, internet, water, trash pickup and electric (with a maximum cap of $40), and monthly pest control are included in the monthly rent. Each roommate is responsible for only their portion of rent and exceeded utilities

3. Pet Friendly

     At Museum Walk, you don’t have to leave Fluffy at home! For a reasonable deposit and monthly pet rent, you can have any breed of pet you want. Museum Walk has no breed restriction, or weight limit. However, you must rent the entire apartment.

2. Parking

     In a city like Gainesville, parking can be difficult. At Museum Walk, resident and visitor parking are free—even on game days! Many apartments in Gainesville ask you to pay a fee for parking and guest spaces are extremely limited. At Museum Walk, it’s first come, first serve.

     Museum Walk is the perfect apartment for any student or employee of The University of Florida or Santa Fe College. UF is less than two miles from Museum Walk. This is a great walk or bike ride away, which saves you time in trying to find parking on UF’s campus. Museum Walk is a short 10 mile drive away from Santa Fe College.
